Here at Preferred Mortgage Choice (PMC) , we facilitate each appraisal from beginning to end. The development and reporting of accurate, independent, unbiased and reliable appraisals is our primary focus.

 
    • Once an assignment is received in our online dashboard, PMC assigns it to an appraiser based on geographic area, availability, and competency

    • Live updates, such as assignment acceptance, inspection dates and time, when an inspection is completed, etc., are given on our dashboard as well as via email throughout the entire appraisal process.

    • Our dashboard ensures thorough communication so assignments can be completed with accuracy and ease.

    • Once an assignment has been assigned to an appraiser, they have 24 hours to accept or decline.

    • If declined, the assignment is swiftly assigned to a different appraiser based on the same criteria.

    • if the assignments is accepted, the client is updated through our online dashboard as well as via email.

    • Once the assignment has been accepted by the vendor, they attempt to schedule an inspection within 24 hours of acceptance.

    • The dashboard is updated each time an attempt is made by the appraiser to schedule the inspection.

    • Automatic email reminders are sent out to the appraiser to remind them to update the dashboard.

    • Automatic email updates are generated and sent to the client throughout the entire process

    • Once an appraiser sends in a completed appraisal, it is run through a 130-point review prior to delivery to the client. Any errors are submitted back to the appraiser for correction prior to running UCDP/EAD.

    • A proprietary automated snapshot is completed with each appraisal. Any significant warning flags will be addressed with the appraiser prior to being submitted the client.

    • The completed appraisal is turned into the client via our secure online dashboard as well as the compliance certification, and SSR’s (if applicable)
